Full-House Canopy Scaffold for Lakeside Villa Renovation, Coniston

A private client contacted us about a substantial renovation of a detached Victorian villa overlooking Coniston Water. The property — a four-bedroom lakeside house built from local Coniston limestone in the 1890s — needed a complete re-roof, full repointing of all four elevations, replacement of every window, and restoration of the original decorative bargeboards and slate-hung gable ends.

The renovation programme was scheduled across twelve weeks, with the roof strip being the critical first phase. The client and their architect needed the entire building wrapped in scaffold with a temporary roof canopy to allow the re-roofing contractor to work regardless of weather — essential given the property’s exposed position on the lake shore where westerly rain is relentless from October through to spring. This type of project is typical of the larger residential renovations we support across the Coniston and Hawkshead area, where ageing Lakeland properties need comprehensive restoration to remain weathertight for decades to come.

We designed and erected a full four-elevation independent scaffold wrapping the entire building from ground level to above ridge height. The scaffold was topped with a complete temporary roof canopy — a sheeted structure spanning the full footprint of the building, allowing the roofing contractor to strip and re-slate the entire roof in dry conditions regardless of the weather outside.

Loading bays were positioned on the north and south elevations for material handling, with a gin wheel on the east side for hoisting slates and timber to roof level. The scaffold included working platforms at three levels — ground floor for the window fitters, first floor for the repointing team, and eaves and roof level for the roofing and bargeboard contractors. Each level was accessed via a dedicated staircase tower on the west elevation, keeping trade traffic separated and safe throughout the twelve-week programme.

The property sits on a narrow plot between the lake road and the shoreline, with barely two metres of clearance between the west wall and the water’s edge. This meant the western scaffold had to be designed with a minimal footprint, using cantilevered platforms to provide working width without encroaching into the lake margin. Ground conditions on the shore side were soft and variable — we installed reinforced sole plates and additional base bracing to achieve stable foundations on the gravel and clay substrate, a challenge we encounter frequently on lakeside properties across our Coniston coverage area.

Vehicle access was restricted to a single-track lane with no turning space at the property. All scaffold materials were staged at a layby 200 metres away and transported to site using a compact loader. The property also falls within the Lake District National Park, so the scaffold design needed to minimise visual impact — we used dark-coloured debris netting and kept the canopy profile as low as practically possible while still providing full headroom for the roofers. For the chimney stack work, we integrated dedicated chimney access into the main scaffold frame rather than erecting a separate structure, reducing both the visual footprint and the overall programme time. These kinds of access constraints are standard on remote renovation projects across the central Lakes.
