
The owner of a large Edwardian villa on the hillside above Grange-over-Sands promenade needed scaffold access to the first-floor rear elevation for render repair and repainting. A substantial area of the original sand-and-cement render had blown and was detaching from the stone wall beneath, with sections falling into the garden below. The entire rear elevation above ground-floor level needed stripping back and re-rendering.
The complication was a full-width glass conservatory extending five metres from the rear wall at ground level. The conservatory roof could not bear any scaffold load whatsoever — the timber and glass structure would collapse under even a modest point load from a scaffold leg. The client needed a scaffold solution that bridged over the conservatory entirely, providing a stable working platform at first-floor level without touching the glass roof below. This type of challenge is surprisingly common on the period properties in Grange-over-Sands and across South Lakeland where Victorian and Edwardian conservatories have been added to original buildings over the decades.
We designed a bridging scaffold that spanned the full width of the conservatory, bearing on independent scaffold towers erected either side of the glass structure. The bridge beam system supported a continuous working platform at first-floor sill height, giving the plasterer uninterrupted access across the entire rear elevation without any load transfer to the conservatory below.
The independent towers on each side extended up to eaves level, with the bridging section providing the mid-span working area. Guard rails, toe boards and a staircase access tower on the south side completed the installation. We fitted protective sheeting beneath the bridging platform to catch any falling render during the strip-back phase, keeping the conservatory glass clean and undamaged. The design was checked against the conservatory’s foundation positions to confirm zero load overlap, providing complete peace of mind for the client and their conservatory installer.


The hillside plot added complexity to the bridging design. The garden drops steeply away from the conservatory, meaning the southern scaffold tower was two lifts taller than the northern one to achieve a level bridge span. Base conditions varied — solid paving on the north side and soft garden soil on the south — requiring different sole plate and bracing configurations at each tower position.
The property’s steep rear garden is accessed via a narrow passage alongside the house, with barely enough width for a standard scaffold board. All materials for the rear scaffold were carried through this passage, including the bridge beams which had to be manoeuvred around a 90-degree bend at the rear corner. We planned the erection sequence carefully to ensure the longest components were placed first, before the passage was obstructed by the growing scaffold structure. This is typical of the access constraints we manage on renovation projects across the terraced hillside properties of Grange-over-Sands, where rear gardens are tight and vehicle access is rarely available.
The bridging scaffold was erected in a day and a half and remained in place for four weeks. The plasterer stripped all failed render, repaired the underlying stonework where needed, and applied new render across the full rear elevation at first-floor level. The conservatory remained completely untouched throughout — no load, no marks, no damage. The protective sheeting caught all falling material cleanly, and the client was able to use the conservatory normally for the entire duration of the works. A neat, practical solution to a common problem on Grange’s hillside villas.
