Independent Scaffold for New Build Dwelling, Ulverston

A self-builder on a plot in Ulverston needed scaffolding for their new four-bedroom detached house from first-floor blockwork stage through to completion of the roof, render and all external finishing trades. The build was a traditional cavity-wall construction with a natural slate roof, through-colour render and aluminium windows — a substantial project that would require scaffold in place for approximately fourteen weeks across multiple trade phases.

Self-builds demand a scaffolding contractor who communicates well and adapts the scaffold as the build progresses — platform heights need adjusting for each trade, loading bays need repositioning, and the scaffold configuration must evolve as the structure grows from blockwork to roof plate to completed envelope. This is exactly what our new-build scaffolding service provides, and the Ulverston client had been recommended to us by their main contractor who had used us on several previous projects across the Furness area.

We erected a full four-elevation independent scaffold at first-floor blockwork stage, with platforms set for the bricklayer’s immediate needs and a designed scaffold that could be progressively lifted to serve each subsequent trade. Loading bays were positioned on the south and east elevations for block, mortar and later slate delivery.

As the build progressed, we returned three times to adapt the scaffold — first to raise platforms for the wall-plate and roofing phase, then to add a dedicated chimney platform for the flue installation, and finally to lower platforms to rendering height for the plasterer’s external finish. Each adaptation was coordinated with the site manager a few days in advance so the scaffold was ready for each trade on their start date. Edge protection and debris netting were maintained throughout, and roof-level edge protection was fitted from the moment the roof timbers went up.

The plot was on a sloping site at the edge of Ulverston, with the rear garden dropping almost two metres from the front door level to the back boundary. The rear scaffold therefore needed to be two lifts taller than the front, with adjustable base jacks compensating for the slope across the full rear elevation. Ground conditions were clay — soft in winter — so we installed extended sole plates and checked for settlement throughout the fourteen-week hire.

The self-builder was managing the project themselves, coordinating multiple trades on a tight budget. They needed the scaffold adapted quickly between trades to avoid any standing time where the scaffold was up but no-one was using it. We scheduled every adaptation as a half-day visit, arriving early morning so the next trade could start by lunchtime.
